  • How do I know what my house is worth?

Once you've decied to sell your house, one of our experienced agents will meet with you to discuss what determines your property's value.  The agent will then perform a Comparative Market Analysis on your property to detemine a fair market value.

  • Are you the only real estate agent that can show my house?

In representing your interests, we make your house available to any agent that would like to show it to a potential buyer - no matter what company they are affiliated with.

  • Do you have to make an appointment to show my house and do you use lock boxes or i-boxes for keys?

All agents wanting to show your house are required to make an appointment through our office.  We will try to give you 24 hours notice of any showing, and if it is not convenient for you - we will reschedule for another time.  At no time, will any agent show up unannounced.  This is why we do not believe in using lock boxes or i-boxes for your keys.  We value your time and privacy.

  • How do you advertise my house for sale?

Our goal is to get as much exposure for your house as possible.  We are members of Heartland MLS, which is a network of real estate agents, we advertise your house on all cooperating websites, our own cool website, www.realtor.com, our Atchison Buyer's Guide, flyers, signs with flyer boxes in your yard, newspaper ads, and radio ads.

  • How much does it cost to sell my home and is the real estate commission my only cost?

Real estate agents are paid a commission based on the price your house actually sells.  No money is paid up front, or before the transaction is closed.  When comparing real estate closing costs, be sure to compare line by line the seller's costs.  Our firm does not charge a broker's administrative fee or a marketing fee that several franchise companies charge.  There are also other costs associated with selling your house such as title insurance.  Be sure you're getting the most for your money.
